The image on the left shows the home closed for the season. All outdoor furniture and bikes are put away and clamshell awnings locked down. The image on the right is the same home after opening it for the vacation season. Outdoor furniture is in place, plants are out, bikes are ready for use, and awnings are open for the season. We can do the same things and much more for your home.

For those that rent out their homes in Siesta Bay or Indian Creek, there is always some anxiety about making sure their rental is ready for the first guests to arrive each season. This anxiety is compounded exponentially for absentee owners, people that may live hundreds if not thousands of miles from our vacation homes in southwest Florida. We at Junonia Dreams are in that latter category.

Someone once said that we could sit around worrying or get up and do something. From those thoughts came the Junonia Dreams Peace of Mind plans.

We want to make sure everyone’s vacation home is just as ready-to-go as we pledge ours to be. The Junonia Dreams Peace of Mind plans do just that.

There are three Peace of Mind plans:

  • Season Opening Plan (performed in October)
  • Season Closing Plan (performed in late April/early May)
  • Annual Plan (combine the Season Opening and Season Closing plans and SAVE!)

Season Opening Plan

At the beginning of the rental season (October) we’ll perform all these tasks:

  • Uncover all indoor furniture, move outdoor/patio furniture to outside living area
  • Replace batteries, test operation of smoke/CO detectors
  • Verify all light bulbs work, replace bulbs as needed
  • Open hurricane shutters/awnings, verify all windows are closed
  • Verify operation of all electrical outlets, interior and exterior; re-connect/turn on all power strips
  • Plug in and turn on refrigerator to recommended settings
  • Open propane gas supply to barbecue grill
  • If equipped, turn on propane gas supply to the house
  • Turn on city and well-water supply at house shut-off
  • Verify that all appliances and mechanical systems are in working condition; turn HVAC humidistat on and set thermostat to 75 on the cool setting and 68 on the heat setting or other owner-desired settings
  • Plug in all small appliances (e.g., toaster, coffeemaker, etc.)
  • Check home registration decal expiration date
  • Provide owner with completed checklist and comments, including photos of any damage found

Season Opening Plan cost: $89.00 USD

Season Closing Plan

At the end of the rental season (late April/early May), we’ll perform all of these tasks:

  • Power wash and towel-dry outdoor/patio furniture and bicycles, store inside home or secure outside (per Siesta Bay guidelines during the off season)
  • Close hurricane shutters/awnings, verify all windows are closed
  • Cover indoor furniture with plastic
  • Replace batteries and test smoke/CO detectors
  • Shut off propane gas supply to barbecue grill, if applicable
  • Turn off propane gas supply to the house, if applicable
  • Verify that all appliances and mechanical systems are in working condition; set HVAC thermostat to 80 degrees and humidistat to 50% (or other settings as instructed by owner)
  • Verify operation of all electrical outlets, interior and exterior; turn off/disconnect all power strips
  • Verify all light bulbs are working
  • Unplug and block open refrigerator
  • Verify charge level on any fire extinguishers
  • Unplug all small appliances (e.g., toaster, coffeemaker, etc.) to eliminate unnecessary power drain and/or surge damage
  • Shut off water supply (well and city water) where shut-offs are available.
  • Provide owner with completed checklist and comments, including photos of any damage found

Season Closing Plan cost: $89.00 USD

Annual Peace of Mind Plan

The Junonia Dreams annual Peace of Mind Plan combines all the services from both the Season Opening and Season Closing Plans. And saves you money by contracting for both services at the same time!

Annual Peace of Mind Plan cost: $159.00 USD (save $19/year)

Any of the three plans require access to the home via your security personnel, key, or door code.

We highly recommend engaging a Home Watch specialist for any period of time that your
vacation home is not occupied.
